Parque Santiago 1 complex is situated right on the seafront of Playas de las Americas in a quiet location within minutes of the Safari Centre with lots of delightful shops,bars and restaurants for all tastes.

We also provide sunbed mattresses stored in the wardrobe for pool area.

Showers and toilets are also at the poolside.  

There is also a pool man.

Fabulous!

Having never booked accomodation advertised on Facebook I was a bit worried at first but Francine very quickly erased any fears, giving me opportunity to see reviews.  The booking process was so easy.  Apartment is lovely exactly as in the photos.  Pool area is gorgeous, pool bar friendly.  Location is fantastic.  Great apartment for a great price, will defintely use again.  Had the best week.  Thank you xx

A great little studio perfect for 2 people. Situated in a ideal location, central to everything. Had everything we needed to enjoy our stay there . Spotlessly clean. Communication with owners was great . Will definitely be looking to book again.

Tenerife break

The studio apt was perfect for a weeks break, it had everything required to make life easy while on holiday and was ideally located for some good restaurants and bars. Great communication from the owners and easy entry on arrival, would definitely recommend especially with the revamped pool on the complex !!

Everything That You Need know

This beautifully presented and fully renovated studio apartment is situated on the sought after Parque Santiago 1 complex and right on the sea front.

 The studio is situated in a quiet location within the complex and offers a lovely balcony with sea peeps and mountain views, idea for al fresco dining, with two sunlounger chairs and table for your comfort.

 There is a separate and fully modernised bathroom with a shower cubicle, sink, toilet and washing machine as well as a hairdryer.  

Separate modern fully fitted kitchen area with breakfast bar, lounge area with television that has English channels, and a comfortable settee and coffee table.  

There are two single beds with memory foam matresses and a bedside table.  There is also a very large double wardrobe with plenty of hangers and a Safe to keep your valuables which is free of charge.  There is also a large chest of drawer.  The apartment is fan-cooled via remote controlled ceiling fan.  The studio can be accessed via a lift.  

  • There is an on site cafe/pool bar, restaurant, supermarket, and hair/ beauty salon. Being a private and secure development the complex has on site security and direct access from the complex onto the sea front is via secured gates.

  • All amenities and excellent affordable dining are within close proximity. The seafront promenade offers level walking to Los Cristianos and central Las Americas.

  • There are 6 local golf courses and watersports nearby.   Also, Siam water park is nearby which is the 3rd largest water park in the world.  Siam Mall is also nearby and is a great  shopping Mall with lots of restaurants.  There are many boat trips offered locally too.  The complex is situated in an excellent, up-market location within Las Americas and is suitable for the most discerning of holiday maker.

The apartment is for 2 adults we do not accept children or any one under 25 years of age.  This complex is for those who wish to have a relaxing quiet holiday as this is also a part residential complex and any disruptive behavior will result in your being asked to leave the complex.

TERMS AND CONDITIONS



 

 

Booking and Payment:

  • Deposit: A non-refundable booking fee  required to confirm the booking. We also require a damages deposit of £150.00 which is fully refundable if there are no damages to the property, furniture or equipment.  Also, that you have not caused a distruption or noise that results in eviction or a fine from the complex.  When making your booking we require the full names, addresses, ages and mobile telephone numbers of all parties in your booking.  We also require a copy of the passports of all of the guests who are in the party.

  • Final Payment: The remaining balance is  due 8 weeks prior to your arrival date.  If payment is not made by this date then your holiday will be cancelled and your booking fee will not be refunded. 

  • Payment Methods: payment is required by bank transfer.

  • Booking Confirmation: You'll receive a confirmation outlining the booking details, which should be checked carefully for accuracy. 

Check-in/Check-out:

  • Check-in Time: Entry is  after 4 pm, but this can vary.

  • Check-out Time: Departure is  by 10:00 am.

Occupancy:

  • Number of Guests: The studio is  reserved for a maximum of 2 adults and only those people stated on the booking confirmation.  We cannot accomodate children or adults under the age of 25 years old.  All guests must be added to the booking.

  • Additional Guests: Staying with additional guests will result in all parties being evicted.

  • No Pets: Pets are  not allowed 

Cancellation Policy:

  • Fees: Cancellation fees apply if the rental is cancelled, full payment is required.

  • Travel Insurance: It's recommended to take out travel cancellation insurance as full payment is required.

Insurance and Liability:

  • Travel Insurance:

    You're advised to have adequate travel insurance, including coverage for COVID-19, cancellations, medical costs, and repatriation. 

  • Liability:

    The client is  responsible for any damages to the studio or equipment during the rental period. 

  • Insurance:

    The client may need to ensure they have public liability insurance. 

  • Force Majeure:

    There are clauses regarding situations beyond the control of the owner, such as natural disasters or political unrest, closure of bars restaurants and salon or supermarket.  Any work or renovation works are out of the control of owner for noise and disruption.

Other Common Provisions:

  • Linens and Towels: Linen and towels are supplied.

  • Electricity: Electricity usage is included in the rental price.

  • Cleaning: The studio is  cleaned prior to arrival, and there may be additional cleaning for longer stays.

  • Governing Law: The terms and conditions specify that the United Kingdom country's laws apply.

These house rules are from the Parque Santiago 1 President.  These are in place to ensure that everyone who lives or holidays at the complex can enjoy a wonderfully relaxing stay, without upsetting other people.  I hope we can count on your understanding as to why these guidelines are in place.

There is a welcome pack left in the apartment with all the emergency numbers and layout of the complex etc for your stay.  There is a spare key in the key safe outside of the apartment for emergencies.  A charge will be made by a locksmith if you lock yourself out of the apartment.

HOUSE RULES

Please be mindful that this complex is both holiday lets and residential.  Therefore, it is imperative that you are considerate of the people who are living there and have work to attend.  With this in mind please do not play loud music or come in late and make a lot of noise after 10pm.  The complex has strict rules that must be followed otherwise eviction can be enforced by the complex.

 

VISITORS

  • It is not permitted for you to allow anyone else to stay in the apartment other than those that you have registered with the Management company and that have been registered for stay with the Tenerife Police by the Owner.  This can result in eviction.

  • You must not use anything from the apartment outside of the apartment except the mattress for the sunloungers around the pool which is supplied in the wardrobe.  None of the towels, including the ones on the sunlounger on our balcony, pillows, sheets etc or chairs, utensils.  **You can use the shopping trolley**, but if broken you will be required to replace this.  (DO NOT hold from the top of the bag as this splits the fabric)

 

  • It is not permitted to practice any activity that will produce noise, breakage or damage to the property and communal areas

  • All motorbikes must be parked in the allotted areas and must not be driven in the communal areas.   

 

  • Riding bicycles, skateboarding or similar is not permitted within the complex.

 

  • Radios or personal music players should not be operated within the communal areas.  If played within the apartment must be at a sound level so as not to disturb others.

 

  • Visitors cannot use the carparks on the complex.

  • Rubbish must not be left anywhere in the complex and must be placed in the "Basura/storeage/rubbish" area in the south car park THE CODE will be sent in the Holiday details email.  Once your bin within the apartment is full, please take to the rubbish area and when you are leaving on the day of your departure you must take all rubbish to the rubbish area.

 

  • All occupants must keep their televisions, radios and music players at a reasonable level during the day and at a level which can only be heard from within the apartment. No noise allowed on  the balcony after 10pm.

 

  • Towels, clothes or similar items must not be hung over balcony rails and objects, cigarettes should not be thrown from them, or carpets and similar items must not be shaken from them.

 

  • We do not allow smoking within the apartment.

 

  • For the safety and comfort of other owners and visitors it is not permissible to cook food from a BBQ in gardens, terraces or balconies.

 

Swimming Pool Area.

Poolside rules are clearly displayed on the large notice board situated at the shallow end and these are all to be respected at all times.

  • It is not permitted to remove the sun beds from the pool area to other areas and patio furniture or parasols cannot be brought in.  

  • Visitors must be aware that sun beds, mattresses and parasols are to be paid for on a daily basis.

  • It is not permitted to walk in wet swimwear in the corridors.

  • It is not permitted to reserve a sun bed early in the morning and only use it several hours later.

  • It is not permitted to remove the mattresses, towels or any other property from the apartment to use anywhere else other than the apartment.  There are two mattresses for the sun loungers in the wardrobe that can be used at the pool to save visitors from the expense of paying for a mattress. But do not remove the sunlounger mattresses or towels from the balcony.

  • When returning to the apartment we would appreciate it if you would not sit on the furniture or the beds if you are wet, sandy or oily from suncream.   

  • Please remove any sand before coming into the apartment and do not put anything sandy into the washing machine.

Keys

  • As a guest, you are given a set of keys within the apartment and a spare set of keys in the key box.  If you lose any of the keys there will be a cost of £50 to replace them.  If you require a lock smith this is charged directly to you at the amount required.
